This column is going to be on five great tips on how to sell your house fast for top dollar. It will show you the staging you need to sell it fast. Staging shows you the different things you can do to make your house more appealing to the buyer.
  • One of the most important tips on selling your house is to make sure that you have kept up with all of the house maintenance. such as staining the wood floor to scrubbing the grout in the bathrooms and kitchen.
 
  • Secondly you should always have your yard looking nice and colorful, such as planting flowers in your yard.

  • If you have a fire place make sure that you spruce it up it adds value to your house also.


  • You should always know your competition around the area so you can make sure that people are going to want to buy your house over others.


  • Having chandlers adds lighting that the buyer wants. It also adds class that all buys want.


So if you're ever planning on selling your house make sure you try your best to stage it well. Use some of these helpful tips to help you through it.

Housing Styles Accessories

 


 

Gable Roof-Most common residential roof. 2 sloping sides meet to form a ridge.
 
 
 
Gambrel Roof-Typical "Barn" style roof. Lower level is a steeper pitch while higher level is slightly less. Only on 2 sides.
 

 

Dutch Hip Roof-A combination of both hip and gable roof.
 

Saltbox-a building with a long, pitched roof that slopes down to the back, generally a wooden frame house. A saltbox has just one story in the back and two stories in the front.

 

Mansard-Same as gambrel but lower and upper levels are on all four sides.


 Bay Window-a window space projecting outward from the main walls of a building and forming a bay in a room.


Casement Window-  a window that is attached to its frame by one or more hidges. Casement windows are hinged at the side.


 Clapboard- is the cladding or ‘siding’ of a house consisting of long thin wooden boards that overlap one another horizontally on the outside of the wall.


  Dormer-  is a structural element of a building that protrudes from the plane of a sloping roof surface. Dormers are used, either in original construction or as later additions, to create usable space in the roof of a building by adding headroom and usually also by enabling addition of windows


   Eaves- is the edge of a roof. They normally project beyond the side of the building so they can carry rain water away.


  Fanlight-is a window, semicircular or semi-elliptical in shape, with glazingbars or tracery  sets radiating out like an open fan. It is placed over another window or a doorway.


  Palladian Window- It consists of a central light with semicircular arch over, carried on an impost consisting of a small entablature,  under which, and enclosing two other lights, one on each side, are pilasters.

Pediment-element consisting of the triangular section found above the horizontal structure typically supported by columns.


 Portico-is a porch leading to the entrance of a building, or extended as a colonade, with a roof structure over a walkway, supported bycolumns or enclosed by walls.


Rafter- is one of a series of sloped  beams that extend from the ridge or hip to the wall plate, downslope perimeter or eave, and that are designed to support the roof deck and its associated loads


 Sidelights-is a window, usually with a vertical emphasis, that flanks a door. Sidelights are narrow, usually stationary and found immediately adjacent doorways.


Turret-is a small tower that projects vertically from the wall of a building such as a midevil castles.

Housing Styles



This housing style is a Tudor house because is has half timber,a large chimney and stucco.


This housing style is a Neo-Classical house also known as the "the national style" because its shows symmetry and has pillars.


This housing style is a Queen Anne house because it has bay windows, porches, and balconies. Also many Queen Anne houses are painted white.


This housing style is a Bungalow house because the wood is left just stained and the roof overhangs.


This housing style is a Ranch/Split Level house because it features a large porch and has a "picture window."


This housing style is a Prairie Style house because is is mostly horizontal lines, has wide eaves, and is made from horizontal bricks.

 

This housing style is a Colonial Revival house because because it has an arched entire and the house is rectangular shape. This house is the most popular style in America.

This style is the International School and Contemporary Style because they often are seen in glass towers in large city skylines.


This housing style is the Cape Cod Style because its has a chimney in the middle, a steep roof, and is symmetrical.


This housing style is the Colonial Revival (Dutch) because it has a gambrel roof and it has curved eaves  along the length of the house.


This housing style is the Neo-Eclectic house because it combines a wide array of decorative techniques taken from an assortment of different periods of historical house styles.

exam In this room I put lines throught the room in the windows it shows a horizointal line. For texture I spred texture in the room on the chairs for a smooth texture and the desk is also smooth. For spacing I put lots of space so it's not cluttered. Lastly for form I put a organic because the lighting that comes through the windows is natural.The overal feeling of this room is a calm , peacful space with spashes of color.

Element of Design:Texture

In this olioboard there are many texture filled items.The rug gives and rough but smooth testure and it is both audible and tactile. Although with the wood flooring, the brick wall, the wicker basket, and all of the clay pots give rough tutures with an audible, tactile, and visual feel. The smooth couch and dresser give a visual feel because lighting makes it look very shinny. The overal feel of this room gives off a comfort feel with all the smooth textures, but yet with all the rough textures it gives off a coolness feel with a casual country feel.

Element of Design: Line

Horizontal Lines
Horizontal lines are shown throughout the room on the walls with the bricks, and the drawers of the cabinets. In effect of the lines make the room feel bigger and extended. The feelings that horizontal lines give are a restful feeling.

Vertical lines are spred throughout the bedrrom on the walls, the drapes, and the crib. The vertical lines effect on the room give height to the room. Vertical lines also bring excitment to the room.
 
 
      Sleep pretty darling... Diagonal Lines
Diagonal lines are placed throught the room on the stairs and also with the pictures.
Diagonal lines give the effect of blaence. The feeling they give to the room is a calm feel .
 
 
 
     Country In Town Curved Lines
Curved lines are spred throughout everywhere on the wall, the rug, and the furniture. The lines the the effect of verity. The feeling of the lines give the room a graceful feel.

2013 Color Forecast

htrt Fashion is important but did you ever think about all the thought that goes into styling a home. Color Forecasters are people who research what colors will be popular for the upcoming year. They are part designer, part sociologist, and part predictor. There are many color forecasts for this year but some include that neutrals will flourish with bright colors. Also blue and brown will continue to be a favorite. Another will be bright orange and violets with lavenders. My olioboard is going with the new trend of black and whites with hot accents of red and acid green. and the color scheme this uses is complementary.
